Offsite and Prefabrication
Canada has a well-developed offsite wood construction sector, supported by a national network of prefabricators, timber manufacturers and specialist suppliers. Across the country, there are more than 530 prefabricated wood building manufacturing companies operating from approximately 680 locations (Figures based on 2025 Canadian offsite wood construction sector data.), producing a wide range of wood-based systems for residential, multi-family, commercial, education and community projects.
Canadian offsite construction ranges from simple timber-only components to highly coordinated building systems. Common solutions include light wood frame wall panels, floor and roof cassettes, trusses, volumetric modules, prefabricated envelope panels and mass timber components. Many manufacturers use digital design, BIM, CAD/CAM and CNC production to improve accuracy, repeatability and coordination between factory manufacturing and site assembly.
This approach is particularly effective where speed, quality and predictability are important. By manufacturing building components in controlled factory conditions, project teams can reduce weather exposure, improve quality control, make better use of skilled labour and allow site preparation and component production to happen in parallel. In Canada, offsite wood systems are increasingly used to support housing delivery, midrise construction, high-performance buildings and projects in remote or labour-constrained locations.
